Feasibility

  • Property Analysis – Coordinate boundary survey, Phase I and II environmental reports, offsite utility support and traffic study.
  • Pro forma budgeting – Assist with proposed budget, provide feedback and track costs needed to develop the overall budget.
  • Utility Infrastructure Coordination – Coordinate with civil engineer to determine utility concepts for sewer, water, power, and communication. Identify if existing infrastructure will need to be re-routed or removed.
  • Design Concepts – Assist owner with design concepts for building massing and use.
  • Property Research – Information on zoning, setback and conditional use requirements, entitlements, permits, development restrictions, and rights related to the property and project.
  • Governmental Meetings – Involve city/county/municipality in discussions about utility connections.

Design Development

  • RFP process – Solicit and manage Request for Proposals for architects and design consultants.
  • Architect selection Guide the selection process and contract negotiation.
  • Contract Review including design, conformance to schedule, fees and expense budgets, deliverables, and quality expectations.
  • Contract Negotiation – This includes work scopes, contract amounts and hourly rates from all consultants.
  • Review consultant reports – Review all reports from 3rd party consultants and inspectors. Summarize and report any issues to owner when necessary.
  • Design Phase Tracking – Track design to budget.
  • Schedule Management – Create and manage a project schedule to monitor conceptual design through design development. Ensure team is meeting submittal milestones determined by owner.

Pre-Construction

  • RFP Process – Solicit Request for Proposals for General Contractors and 3rd party special inspections from initiation to selection.
  • Bid Review – Review proposals provided by contractor, prepare detailed comparisons and make recommendations on who to hire.
  • Contractor Coordination – Review constructability of the project’s design documents with the General Contractor.
  • Utilities – Coordinate franchise and public utility design.
  • Constructability Analysis – Review systems, materials, and methods to ensure that the desired quality level and scope of work will be achieved.
  • Value Engineering – Identify, recommend, and track value engineering (VE) ideas during the bidding process.
  • Meeting Minutes – Create and maintain all pre-construction OAC meeting minutes, distribute and monitor status of outstanding items.
  • Permitting – Oversee process with city/county/state, and coordinate with architect for timely responses to checksheets and requests from municipality.
  • GMP Negotiation – Negotiate contractor’s final Guaranteed Maximum Price (GMP) contract amount.
  • AIA Contract – Review and comment on AIA contract documents in conjunction with owner’s legal counsel.

Construction

  • Weekly Meeting Attendance – Owner, Architect and Contractor (OAC) meetings.
  • Report Managing – Current work in progress, upcoming milestones, potential issues, items that may cause budget or schedule impact, and more.
  • Project Documentation – Maintain monthly documentation and photographs of the project. Track RFI’s, submittals, and other documentation.
  • Review Pay Applications – Including all backup documentation submitted by the Contractor.
  • Review Change Orders – Review scope and proposal pricing. Seek owner approval or reject the change proposal. Approve on behalf of owner if desired.
  • Monitor Construction Schedule – Review and advise owner of any concerns.
  • Quality Assurance – Negotiate and track offsite utility connections and other work outside contractor’s scope.
  • Track LEED Process – Assess LEED elements and integrate them efficiently to achieve sustainable projects and obtain LEED certification.
  • Furniture, Fixtures, and Equipment (FF&E) – Help coordinate the selection and procurement of FF&E.
  • Tenant Improvements (TI) – Manage landlord/tenant relationships as it pertains to TI projects.
  • Coordinate and Monitor Punch List Work – Attend punch list walk with architect, contribute to punch list, and monitor completion in a timely manner by contractor.
  • Obtain Occupancy Certificates – Coordinate meetings with government and inspection agency officials as needed.
  • Monitor Closeout Process – Warranties, guarantees, O&M documentation, and as-built drawings. Initiate owner’s inspections, commissioning, and acceptance of building at completion.
